Rental Homes

To continue improving the quality of life for families on Columbus’ South Side, Healthy Homes expanded programming in 2017 to include rentals. In 2018, the Ohio Capital Corporation for Housing led the creation of a new, innovative fund, called the South Side Renaissance Fund. This $20 million fund provides permanent financing for the acquisition and construction for up to 135 units of rental housing. These rental homes are available to households at or below 80 percent of area median income. The South Side Renaissance Fund has allowed Healthy Homes to dramatically expand its mission of positively impacting the residents and neighborhoods of the South Side. Looking for rental housing?

Healthy Homes has received an overwhelming amount of interest in new construction rental housing. In late January the new construction housing waiting list was closed to allow time for staff to work through current applicants. Please check back here or follow us on Facebook for updates on when and how to apply for upcoming units.

Application Process

All rental units are made available to households at or below 80% of AMI (Area Median Income), with some reserved for families at 50% of AMI. You can view the income chart by clicking here.

The application process is handled exclusively by Sawmill Road Management Company. At the time of application, property management will need several documents for identity and income verification. Applications are not considered complete and cannot be reviewed until all documents are submitted to property management.

After an application is submitted a criminal, credit, and sex offender report is run. It is our policy to go back seven (7) years from the date of your application when reviewing criminal records. Applications will be denied if there is an eviction within the last 3 years, unless verification that the eviction was dismissed by the court is available.

Frequently Asked Questions about Rental Housing

Does Healthy Homes provide emergency or temporary housing?

Healthy Homes provides permanent housing and does not offer emergency or temporary housing. If you or someone you know is facing homelessness, call the homeless hotline, open 24 hours a day, (614) 274-7000. 

Is there a waiting list for available rentals?

Due to the shortage of affordable housing in Columbus there is often a waiting list for units. Interested households are encouraged to contact Sawmill Road Management Company in regards to the waiting list. 

Where are the rentals located?

Healthy Homes has rental properties scattered throughout the 43205, 43206 & 43207 zip codes. The majority of these units are single-family homes or duplexes with 2 or 3 bedrooms. 

Does Healthy Homes provide income-based rentals?

Rental rates are below market rate for households at or below 80 percent of area median income. The asking rent does not change based on the renter.

Does Healthy Homes accept Section-8 vouchers?

Yes.

Can I apply for housing if I have a felony?

Any household member who has been arrested or convicted of a felony including by not limited to murder, rape, robbery, burglary, weapons charge or arson will disqualify the household for tenancy. Similarly, no household with a member who has been arrested or convicted of gang-related activity, whether felony or misdemeanor, will be considered for housing. If applicant appeals rejection and has proof that charges were dismissed that can be provided at the appeal, the applicant will be considered for housing but must meet all requirements of the Tenant Selection Criteria.
